NOTICE OF APPLICATION
Pursuant to Section 50.45.4 of the Beaverton Development Code, public notice of the following development application is being provided:
LD2015-0029, TP2015-0017, ADJ2015-0008,
ADJ2015-0009, SDM2015-0015
(HALL BOULEVARD 15-LOT SUBDIVISION)
On June 22, 2016, the Beaverton Planning Commission will conduct a public hearing to consider a proposal by Mark Dane Planning, Inc, to develop an approximately .90 acre vacant lot in the R2 zoning district, into a fifteen (15) lot single family Preliminary Subdivision, Tree Plan Type 2 application to remove 53 community trees, Major Adjustment applications to reduce the required 5-foot side yard setback to 3-feet, with a minimum of 6-feet between houses and to reduce the required 15-foot rear yard setback to 12-feet and a Sidewalk Design Modification application to reduce the minimum planter strip size from 6.5-feet to 4-feet. The address of the site is 7865 SW Hall Boulevard, also described as tax lot 02500 of Washington County’s Tax Assessors tax map 1S122CC.
The Facilities Review Committee Meeting with the applicant will be held Wednesday, June 1, 2016. The Facilities Review Committee is not a decision-making body but advises the Director on a project’s conformity to the technical criteria specified in Section 40.03 of the Development Code of the City of Beaverton. The Facilities Review Committee meeting is open to the public, but is not intended for public testimony.
In order to be addressed within the staff report, written comments on the above development proposal shall be submitted no later than 4:30 p.m. on Wednesday, June 1, 2016. Failure to raise a written an issue or to provide verbal statements or evidence at the Planning Commission hearing with sufficient specificity to afford the decision-making authority an opportunity to respond to such issue, may preclude appeal to the Land Use Board of Appeals on that issue. Mailed written comments shall be sent to the City of Beaverton Planning Division, PO Box 4755, Beaverton, OR 97076. Written comments submitted in person shall be delivered to the Planning Division, 4th Floor, Beaverton Building/City Hall, 12725 SW Millikan Way.
The decision-making authority for the above application is the Planning Commission. Any decision on the above development application shall be based on the Approval Criteria contained in Preliminary Subdivision: Beaverton Development Code Section 40.45.15.5.C, Tree Plan Two: Section 40.10.15.1.C, Major Adjustment: Section 40.10.15.2.C, Sidewalk Design Modification: Section 40.58.15.C and Facilities Review: Section 40.30.
Pursuant to Section 50.45.18, within seven (7) calendar days from the date the decision making authority adopts a land use order, the Director shall cause the order to be signed, dated, and mailed to the applicant and the property owner.
