No.: NR-51716-OR Reference is made to that certain deed made by, DIXIE L BOYDEN-YOUNG AND RICK D YOUNG, (WIFE and HUSBAND) as Grantor to NORTHWEST TRUSTEE SERVICES, INC., as trustee, in favor of MandI BANK FSB, as Beneficiary, dated 11/21/2008, recorded 11/26/2008, in official records of Clackamas County, Oregon in book No. XX at page No. XX, instrument No. 2008-079464, covering the following described real property situated in said County and State, to-wit: APN: 01123055 A tract of land in the southwest one-quarter of Section 30, Township 5 South, Range 3 East, of the Willamette Meridian, in the County of Clackamas and State of Oregon, being a portion of Government Lot 4, described as follows: Beginning at a point in the south line of said Section 30, that is easterly along said line 1340.85 feet from the southwest comer thereof, said point being the southeast comer of that tract sold by contract to Jason D Carroll, recorded September 17, 1971, as Recorder’s Fee No 71-26666 film records; thence northerly along the easterly line of said Carroll Tract, 1336.70 feet to the northeast comer thereof and the north line of said Lot 4; thence easterly along the north line of said Lot 4,423.60 feet more or less, to the northeast comer of said Lot 4; thence south along the east line of said Lot 4, to the southeast comer thereof and the south line of said Section 30; thence west along the south line of said Section 30, 423.60 feet, more or less, to the point of beginning. Property Commonly known as: 18204 South Rambsy Road Molalla, OR 97038 Both the beneficiary and the trustee have elected to sell the said real property to satisfy the obligations secured by said trust deed and notice has been recorded pursuant to Section 86.752(3) of Oregon Revised Statutes: the default for which the foreclosure is made is the grantor’s: Installment of Principal and Interest plus impounds and/or advances which became due on 3/12/2019 plus late charges, and all subsequent installments of principal, interest, balloon payments, plus impounds and/or advances and late charges that become payable. Notice is further given that any person named in Section 86.778 of Oregon Revised Statutes has the right to have the foreclosure proceeding dismissed and the trust deed reinstated by payment to the beneficiary of the entire amount then due (other than such portion of said principal as would not then be due had no default occurred), together with the costs, trustee’s and attorney’s fees and curing any other default complained of in the Notice of Default by tendering the performance required under the obligation or trust deed, at any time prior to five days before the date last set for sale.
