Pursuant to Section 50.40.4 of the Beaverton Development Code, public notice of the following development application is being provided: ASR5 Sorrento Pump Station Improvements (CU2020-0005 / DR2020-0071 / PD2020-0003) The applicant requests approval of a Major Modification of a Conditional Use for renovations of an existing public water facility that is a conditional use in a residential zone, a Design Review Three for the demolition and construction of a new pump station building, ASR wellhead, water storage tank, generator, and PGE transformer, and a Parking Determination for the pump station use that is not specifically listed in Section 60.30. The site is located at 13520 SW Hanson Road, specifically identified as Tax Lot 200 on Washington County Tax Assessor’s Map 1S121CD. The property is zoned R7 Residential Urban Standard Density and is in the Highland Neighborhood Association. NOTE: The City of Beaverton has declared a State of Emergency due to COVID-19 and the Community Development Division is closed to the public until further notice. The Planning Commission has been holding remote meetings via an online meeting platform. The decision-making authority for the above application is the Planning Commission, which will review the proposal in accordance with the Approval Criteria contained in the following sections of Development Code of the Beaverton: 40.03 Facilities Review, 40.15.15.2.C Major Modification of a Conditional Use (Type 3), 40.20.15.3.C Design Review Three (Type 3) and 40.55.15.C Parking Determination (Type 2). Failure to raise an issue in a hearing, by testifying in person or by letter, or failure to provide statements or evidence with sufficient specificity to afford the decision-making authority an opportunity to respond to such issue, may preclude appeal to the Land Use Board of Appeals on that issue. The Facilities Review Committee Meeting with the applicant will be held Wednesday, July 29, 2020. The Facilities Review Committee is not a decision-making body but advises the Director on a project’s conformity to the technical criteria specified in Section 40.03 of the Development Code of the City of Beaverton. The Facilities Review Committee meeting is open to the public, but is not intended for public testimony. The Planning Commission is scheduled to hold a public hearing on the above application on Wednesday, August 19, 2020, beginning at 6:30 p.m. The meeting will be held in City Council Chambers, First Floor, Beaverton Building. Pursuant to Section 50.88 of the Beaverton Development Code, written comments or exhibits submitted prior to the hearing to be submitted by staff at the hearing must be received by the City Recorder no later than 4:30 p.m. on the day of the scheduled hearing. All submittals that are more than two (2) letter size pages must include no fewer than ten (10) complete copies of the materials being submitted.
