Pursuant to Section 50.40.4 of the Beaverton Development Code, public notice of the following development application is being provided: TOKATLY PORTAL (DR2020-0026 / LO2020-0001 / PD2020-0004) The applicant, TTT Ranch IV LLC, requests Design Review Two approval for the construction of a new 17,660 square foot, two-story commercial building containing office and indoor recreation uses with associated surface parking lots and landscaping, Loading Determination approval to reduce the required off-street loading from one space to zero, and Shared Parking approval to allow the required off-street parking for the office and indoor recreation uses to share required parking spaces. The site is located at 595 SW 150th Avenue, specifically identified as Tax Lot 0110 on Washington County Assessor’s Map 1S105AB. The site is zoned Neighborhood Service (NS) and is within the boundaries of the Five Oaks Triple Creek NAC. Any decision on the above development proposal shall be based on the approval criteria contained in the following sections of the Beaverton Development Code: Section 40.03.1 Facilities Review, Section 40.20.15.2.C Design Review Two, Section 40.50.15.1.C Loading Determination, and Section 40.55.15.2.C Shared Parking. NOTE: The City of Beaverton has declared a State of Emergency due to COVID-19 and the Community Development Division is closed to the public until further notice. The Community Development Department is evaluating temporary changes to processes and procedures to respond appropriately to the COVID-19 State of Emergency, and is committed to ensuring that the land use review process continues to fulfill the requirements of state and local law while protecting the health and wellbeing of the community. Failure to raise an issue or failure to provide statements or evidence with sufficient specificity to afford the decision-making authority an opportunity to respond to such issue, may preclude appeal to the Land Use Board of Appeals on that issue. The Facilities Review Committee Meeting with the applicant will be held Wednesday, October 28, 2020. The Facilities Review Committee is not a decision-making body but advises the Director on a project’s conformity to the technical criteria specified in Section 40.03.1 of the Beaverton Development Code. The Facilities Review Committee meeting is open to the public, but is not intended for public testimony. The Director is the decision-making authority for the above application and shall issue a written decision on the above development proposal on or around November 10, 2020, pursuant to Section 50.40.10.
