CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-007-21 BUTTERNUT CREEK PHASE 14 NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning Commission through a Zoom virtual meeting at or shortly after 6:00 pm, on Wednesday, February 23, 2022. The Planning Commission will consider a request for approval of consolidated Planned Unit Development (PUD) Concept Plan application, Subdivision Preliminary Plat and Development Review applications to allow for a 44-lot, residential development. The PUD application includes a request for Major Adjustments to the lot standards and a Minor Adjustment to Open Space standards. The proposed residential dwellings would consist of 15 attached, single-family residential dwelling units and 29 detached, single-family residential dwelling units. The Development Review application covers the 15 attached dwelling units. The proposed development would include pedestrian walking paths and connectivity to a future community park. A separate Significant Natural Resource Permit (Case File No.: SNRP-001-22) has been submitted and is being processed separately. The subject property can be specifically identified as Tax Lot 100 and on Washington County Assessor’s Tax Map 1S2-15D, and is generally located north of SE Murphy Street, south of SE Noble Street, east of SE Century Boulevard, and west of SE 77th Avenue. The property owner is City of Hillsboro Parks & Recreation, the applicant is Pahlisch Homes, Inc., and the applicants representative is Melissa Slotemaker of AKS Engineering & Forestry, LLC. The applicable approval criteria for this PUD may be found in Section 12.80.120 of the Community Development Code (CDC), Sections 12.80.154 and 12.80.156 for Minor and Major Adjustments, Section 12.80.098 for the Subdivision application, and Section 12.80.040 for Development Review application.
