CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-006-21 JACKSON GLEN NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning Commission through a Zoom virtual meeting at or shortly after 6:00 pm, on Wednesday, March 23, 2022. The Planning Commission will consider requests approval of consolidated Planned Unit Development (PUD) Concept Plan application and Significant Natural Resource Permit (SNRP) to allow for a 14-lot, detached single-family residential development. The PUD application includes a request for Major and Minor Adjustments to the lot standards and Major Adjustments to Tree Preservation Standards. The proposed development would include sidewalks, pedestrian walking paths and a shared open space. The existing home will be removed. The SNRP application includes a request for a reduction in the Significant Natural Resource Overly (SNRO) impact area which would result in approximately 22,050 square feet of encroachment. The applicant is proposing approximately 26,774 square feet of on-site mitigation. The subject property can be specifically identified as Tax Lot 800 and on Washington County Assessor’s Tax Map 1N2-30CD, and is generally located north NE Buena Vista Street, south of NE Jamie Drive, east of NE Geraldine Drive and West of NE Jackson School Road. The property owner is Ralph J. Harvey Residence Trust, the applicant is Jim Harvey, and the applicants representative is Ryan O’Brien, Planning & Land Design LLC. The applicable approval criteria for this PUD may be found in Section 12.80.120 of the Community Development Code (CDC), Sections 12.80.154 and 12.80.156 for Minor and Major Adjustments, and Section 12.80.130 for the SNRP application. Testimony should avoid repetition of issues, and should be based on the application or on the approval criteria listed above. Oregon Revised Statutes (ORS) 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant. Telephone conversations cannot be accepted as testimony. Pursuant to ORS 197.763, failure to raise an issue at the final evidentiary hearing, or by close of the record, in person or by letter, or failure to provide statements or evidence sufficient to afford the decision maker an opportunity to respond to the issue precludes appeal to the Land Use Board of Appeals based on that issue.
