CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-001-22 VANDOMELEN ACRES NOTICE IS HEREBY GIVEN that A public hearing will be held before the Planning Commission through at or shortly after 6:00 pm, at their regular meeting on Wednesday, June 22, 2022. This meeting will be held in person in Conference Room 113, located on the 1st floor at the Civic Center, 150 E Main Street, Hillsboro, AND remotely via Zoom. Instructions on how to join the Zoom virtual meeting are listed below. At this hearing, the Planning Commission will consider a request for a consolidated Planned Unit Development (PUD) Concept Plan application, Significant Natural Resource Permit (SNRP), and Floodplain Activity to allow for a 35-lot residential development on three parcels totaling approximately 9.5 acres in size. The PUD application covers the entirety of the 9.5 acres and includes a request for Major Adjustments to the density, lot size, lot coverage, lot depth, lot width, and setback standards. The SNRP application covers a majority of the site and addresses the construction of water quality facilities within the Significant Natural Resource Overlay (SNRO) and the removal and mitigation of significant wildlife habitat. The Floodplain Activity application covers the development of a storm outfall along the west property line of the site. The proposed site improvements include useable open space, a pedestrian path connecting to SE Pine Street to the west, and natural resource restoration. The subject property is specifically identified as Tax Lots 12500, 12600, and 16200 on Washington County Assessor’s Tax Maps 1S2-03CB and 1S2-03CC and is generally located north of SE Frances Court, south of SE Helene Street, east of SE 54th Avenue, and west of SE 56th Avenue. The property owners are Wendy & Denise VanDomelen and the Hellene VanDomelen Living Trust. The applicant is represented by Niki Munson, Riverside Homes. The applicable approval criteria for the PUD application may be found in Section 12.80.120 of the Community Development Code (CDC), Section 12.80.130 for the SNRP application, Section 12.80.070 for the Floodplain Activity, and Section 12.80.156 for Major Adjustments.
