Gibbons Tract as described in Deed Book 206 at page 817, Deed Records of Columbia County, Oregon, said point being at the intersection of the East line of the Northwest quarter of Section, 18, Township 7 North, Range 3 West, Willamette Meridian, Columbia County, Oregon, and the Southerly right of way line of the Columbia River Highway; thence South 0deg.26′ West along the East line of said Northwest quarter a distance of 176.00feet; thence North 89deg.34′ West, perpendicular to the East line of said Northwest quarter a distance of 360 feet, more or less, to the Northeasterly right of way line of the old Clatskanie-Rainier Road; thence Westerly along said Northeasterly right of way line to the Southwest corner of said Gibbons tract; thence North 4deg. RECORDING. The Trust Deed was recorded as follows: Date Recorded: August 2, 2017 Recording No. 2017-07087 Official Records of Columbia County, Oregon 4. DEFAULT. The Grantor or any other person obligated on the Trust Deed and Promissory Note secured thereby is in default and the Beneficiary seeks to foreclose the Trust Deed for failure to pay: Monthly payments in the amount of $1,070.84 each, due the first of each month, for the months of December 2021 through January 2022; plus monthly payments at the new payment amount of $1,053.70 each, due the first of each month, for the months of February 2022 through June 2022; plus late charges and advances; plus any unpaid real property taxes or liens, plus interest. 5. AMOUNT DUE. The amount due on the Note which is secured by the Trust Deed referred to herein is: Principal balance in the amount of $130,765.13; plus interest at the rate of 3.875% per annum from November 1, 2021; plus late charges of $187.46; plus advances and foreclosure attorney fees and costs. 6. SALE OF PROPERTY. The Trustee hereby states that the property will be sold to satisfy the obligations secured by the Trust Deed.
