The successor beneficiary is The Whitaker Family Limited Partnership, an Oregon limited partnership (Beneficiary) pursuant to various assignments the last of which was an Assignment of Beneficial Interest in Trust Deed dated December 23, 2022 and recorded January 5, 2023 in Clackamas County official records as document number 2023-000452. The Trust Deed covers the following described real property (Property): See Exhibit A – Attached Grantors’ loan obligation is more than 120 days delinquent. The default for which foreclosure is made is: The entire unpaid balance due by the maturity date of September 13, 2022 listed below, together with accrued interest and other charges as provided in the Promissory Note and Trust Deed. The sum owing on the obligation that the Trust Deed secures (Obligation) is: $637,206.71, consisting of principal, accrued interest, unpaid charges, and other fees accrued through February 15, 2023, plus interest on the sum of $575,000 at the rate of 15.5 percent per annum from and including February 16, 2023, until paid, together with accrued and unpaid fees and charges, together with Trustee’s fees, attorney’s fees, foreclosure costs and any sums advanced by the Beneficiary pursuant to the Trust Deed. In construing this notice, the masculine gender includes the feminine and the neuter, the singular includes the plural, the word Grantor includes any successor in interest to the Grantor as well as any other person owing an obligation, the performance of which is secured by the Trust Deed, and the words Trustee and Beneficiary include their respective successors in interest, if any.
