NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:30 p.m., on Wednesday, June 8, 2016, in the Shirley Huffman auditorium of the Hillsboro Civic Center, 150 East Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for preliminary plat approval for an 8-lot single family residential Planned Unit Development on one property approximately 0.99 acres in size located in the SFR-4.5 Single Family Residential zone. The subject property includes one single family residence and accessory structures which will be removed. The newly created lots would consist of 8 new detached homes ranging in size from 3,564 square feet to 5,594 square feet. The applicant is requesting Major Adjustments to reduced lot widths for proposed lots 2, 3, 6, 7, and 8, and to the street-side yard setback for lot 6 from 10 feet to 8 feet. The property owner is Lone Pine, LLC and the applicant is Homestead Development, who is represented by Trisha Clark, NW Land Planning.

The subject property can be specifically identified as Tax Lot 1800 on Washington County Assessor’s Tax Map 1N2-31BB and is generally located north of NW Tiffany Lane, south of NW Warren Street, and west of N 1st Avenue.

The applicable approval criteria for a Planned Unit Development application may be found in Section 12.80.120 of the Hillsboro Community Development Code (CDC), Section 12.80.098 for a Subdivision application, and Section 12.80.156 for Major Adjustments. All interested persons are invited to attend this meeting and will be given an opportunity to be heard concerning the proposal. Oral testimony will be taken in the following order: applicant; other proponents; opponents; and applicant’s rebuttal. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant. Pursuant to ORS 197.763, failure to raise an issue at the final evidentiary hearing, or by close of the record, in person or by letter, or failure to provide statements or evidence sufficient to afford the decision maker an opportunity to respond to the issue precludes appeal to the Land Use Board of Appeals based on that issue.
