FILE NO.: 20-002 UGB Expansion for Gunderson Road and Parkland PROPERTY LOCATION: North of Highway 211 and South of Ponder Lane TAX MAP/LOTS: T2S R4E Section 23 Tax Lot 701 CITY COMPREHENSIVE PLAN DESIGNATION: Low Density Residential COUNTY COMPREHESNIVE PLAN DESIGNATION: Agriculture (AG) COUNTY ZONING DISTRICT DESIGNATION: Exclusive Farm Use (EFU) PROPERTY OWNERS: Lawrence Pullen, Richard Pullen, and Sherrene TenEyck APPLICANT: Allied Homes & Development EXPLANATION OF THE PROPOSAL & DECISION PROCESS: The applicant, Allied Homes and Development, proposes to expand the Sandy Urban Growth Boundary by approximately 5.29 acres to meet a need for certain public facilities (a minor arterial road and parkland). The land is currently designated Urban Reserve. APPLICABLE CRITERIA: Sandy Municipal Code: 17.12 Procedures for Decision Making; 17.18 Processing Applications; 17.22 Notices. Sandy Comprehensive Plan Goals and Policies and Oregon Statewide Planning Goals Nos. 1, 2, 6, 8, 11, 12, and 14; Clackamas County Comprehensive Plan Chapter 4; Oregon Administrative Rules Chapter 660, division 12; Oregon Administrative Rules Chapter 660, division 24. GENERAL INFORMATION: Any person who would like to comment on this UGB Expansion proposal may present oral testimony at the hearing or submit a letter prior to the hearing to the Development Services Department for distribution to the appropriate hearing body. All concerns and issues need to be raised at the hearing with sufficient detail to allow the applicable hearing body to respond. Public hearings will be held, with opportunity for public testimony by persons in favor and opposed to the proposal. A copy of the report prepared by City staff on this proposal will be available 7 days prior to the first evidentiary hearing for review at City Hall. Copies of the proposal may be reviewed at City Hall or on the city’s website at www.cityofsandy.com. Additional copies are available at a reasonable cost.
