CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-007-18 CARLIE COURT NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, February 26, 2020, in the Shirley Huffman Auditorium of the Civic Center, 150 E Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for approval of a consolidated Planned Unit Development (PUD), Development Review and Minor Land Partition application. The applicant proposes to partition two parcels into three parcels. The existing homes would remain on Parcels 1 and 2, and Parcel 3 would be developed with two, 2-story multi-family buildings with 6-units in each building for a total of 12 units. The applicant is also requesting a Major Adjustments to increase the maximum front yard setback on Parcel 3 and to decrease the minimum rear yard setback on Parcel 2, and a Minor Adjustment to decrease the minimum rear yard setback on Parcel 3. Additional site improvements include associated parking on Parcel 3, landscaping, open space and pedestrian walkways. The property owner and applicant Scott McKeown and the applicant’s representative is Tony Weller, CESNW, Inc. The subject property can be specifically identified as Tax Lots 6300 and 6400 on Washington County Assessor’s Tax Map 1S2-06AA and is generally located north of SE Walnut Street, south of SE Oak Street, east of SE 11th Avenue and west of SE 12th Avenue. The applicable criteria for this application are included in Section 12.80.120 of the Community Development Code (CDC) for the Planned Unit Development, in Section 12.80.096 for the Minor Land Partition, in Section 12.80.040 for Development Review and, in Sections 12.80.154 and 12.80.156 for Minor and Major Adjustments. The staff report on this matter will be available on Wednesday, February 19, 2020 at 4:00 p.m. The staff report, application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon.
