NOTICE OF PUBLIC MEETING AFFECTING THIS AREA Date: June 2, 2020 Time: 7:00 P.M. Place: Planning Commission Aurora City Hall 21420 Main Street NE Aurora, Oregon 97002 Nature of Application: Under Aurora Municipal Code (AMC) section 16.58.060, a major modification to a previously approved Site Development Review (SDR) plan requires a public meeting of the Planning Commission if there is a change in the type and location of access ways and parking areas where off-site traffic would be affected; there is a proposed reduction of project amenities in the previously approved site plan; and/or there is a proposed modification to the previously imposed SDR conditions. Request: The applicant for the previously approved SDR-2019-01 proposes two modifications to the previous approval: — Site Development Review 2019-01-A for an amendment to the previously approved SDR 2019-01 to reduce on-site parking from 21 spaces to a proposed 14 spaces, and — Site Development Review 2019-01-B for an amendment to the previously approved SDR 2019-01 to add a new drive access off of First Street to serve a new roll-up door to the building south faade, which is setback approx. two (2) feet from the southern property line. The applicable criteria and standards from Aurora Municipal Code Section 16.58 Site Development Review, 16.56 Gateway Property Development Standards and 16.78 Limited Land Use Decisions are used to review this application. The planning commission’s review will determine if the proposed amendments (parking and access) to the previous Site Development Review approval will be granted for this application. The public meeting on this matter will be conducted in accordance with the rules of Chapter 16.78 of the Aurora Municipal Code and the rules of procedure adopted by the City Council. There is no public hearing on this matter but there is a fourteen-day period for public written comment regarding the pending limited land use decision. At the public meeting, the planning commission will review a staff report, review written testimony, and allow the applicant or a representative of the applicant to discuss the application and respond to the staff report and written comments. A copy of this application, all documents, all documents and evidence are available for inspection at no cost and copies will be provided at reasonable cost. The applicant and any person who submits comments during the comment period shall receive the notice of decision. Issues which may provide the basis for appeal shall be raised in writing not later than the close of the comment period. Such issues shall be raised with and accompanied by statements or evidence sufficient to afford this body, and the parties to this hearing an adequate opportunity to respond to each issue.
