CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: CU-005-20 REED’S CROSSING GREENWAY NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning and Zoning Hearings Board (PZHB), through a Zoom virtual meeting at or shortly after 6:30 p.m., on Wednesday, November 18, 2020. At this hearing, the PZHB will consider a request for Conditional Use approval to allow a public park in the Reed’s Crossing Gordon Creek Greenway (Greenway) located within Phase 1A of the Reed’s Crossing Planned Unit Development (PUD). The Greenway is located on Tracts A, I, and W of the PUD and received Development Review approval in 2017 (Case File No.: DR-023-17), which consists of open space, stormwater facilities, trails, landscaping, a picnic shelter, a nature education area, and plaza areas. This application would allow the use of this area as a public park and is not intended to change the existing site improvements. The property owner and applicant is GLC South Hillsboro, LLC, represented by Mimi Doukas, AKS Engineering & Forestry. The subject properties are specifically identified as Tax Lot 300 on Washington County Assessor’s Tax Map 1S2-10DA, Tax Lot 5400 on Tax Map 1S2-10DD, and Tax Lot 2400 on Tax Map 1S2-11 and is generally located north of SE Tamarack Street, south of SE Blanton Street, east of 67th Avenue, and west of SE Cornelius Pass Road. The applicable criteria for this application are included in Section 12.80.020 the Community Development Code (CDC). The CDC may be viewed online at www.hillsboro-oregon.gov/communitydevelopmentcode or in the Planning Department office. The staff report on this matter will be available on Tuesday, November 10, 2020 at 4:00 p.m. The staff report, application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon. The agenda packet will be updated after 8 am with the testimony received via email. Teleconference Testimony: Pre-register to speak during the public hearing by providing your name and phone number to the Planning Department before 8 am on Wednesday, November 18th. During the public hearing, the Hearings Officer will read the list of those who pre-registered. When the Hearings Officer calls your name, you will have three minutes to speak. Members of the public using Zoom will not be able to share their screen during the meeting; presentation materials should be submitted as written testimony. Testimony should avoid repetition of issues, and should be based on the application or on the approval criteria listed above. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant.
