NOTICE OF HEARING CITY OF TUALATIN, OREGON NOTICE IS HEREBY GIVEN that a public hearing will be held before the City of Tualatin City Council at 7:00 p.m., Monday, March 8, 2021 streamed online and additionally accessible at the Juanita Pohl Center (8513 SW Tualatin Road, Tualatin, OR 97062). You are invited to attend and participate in the public hearing. Under consideration is File No. PTA 20-0005 and PMA 20-0002: To consider a Comprehensive Plan and Zoning Map change modifying the boundaries between the existing Neighborhood Commercial (CN) and Medium-Low Density Residential (RML) zones. The location of this proposed map change is centered on address at 23740 SW Boones Ferry Road, including Tax Map 2S135D, Lots 400, 401, 500, and 501. The approximate area of each zone would stay consistent, but rather than forming a rough square at the intersection of Greenhill and Boones Ferry with additional residential zoning to the north, the commercial zone would occupy a more elongated rectangle fronting on SW Boones Ferry, with residential areas farther east from the arterial. As part of this proposal, the applicant proposes an additional change to the text of Chapter 51 of the Tualatin Development Code. The existing code specifies that the Neighborhood Commercial zone must be separated from a school property by at least 300 feet. The proposed change would remove this specification. No specific development or construction proposal is being reviewed as part of this application. The public is invited to comment by e-mail, writing or by testifying at the hearing. Failure to raise an issue at the hearing or in writing or to provide sufficient specificity to afford the City Council an opportunity to respond to the issue precludes appeal to the Land Use Board of Appeals (LUBA). Legislative hearings begin with the Mayor opening the hearing, presentation of the staff report, public testimony, questions of staff or anyone who testified by Council, after which the Mayor closes the public hearing, and Council may then deliberate to a decision and a motion would be made to either approve, deny, or continue the public hearing.
