The default for which foreclosure is made is: The Grantor’s failure to pay the balance owing on the business loan agreement owing to Beneficiary. The amount owing to Beneficiary was to be paid by October 1, 2020. The default amount is $453,858.76 as of January 11, 2021. The default for which foreclosure is made also includes Grantor’s failure to pay Multnomah County real property taxes, which are believed to be $52,340.74; a City of Portland lien, which is believed to be $1,328.91; and a deed of trust to Columbia State Bank, which is believed to be $100,000. The sum owing on the obligation that the Trust Deed secures (the Obligation) is: $453,858.76 as of January 11, 2021 together with interest on the sum of $373,407.64 at the rate stated in the loan documents from and including January 12, 2021 until paid, together with Trustee’s fees, attorney’s fees, foreclosure costs and any sums advanced by the Beneficiary pursuant to the Trust Deed. In construing this notice, the masculine gender includes the feminine and the neuter, the singular includes the plural, the word Grantor includes any successor in interest to the Grantor as well as any other person owing an obligation, the performance of which is secured by the Trust Deed, and the words Trustee and Beneficiary include their respective successors in interest, if any.
