CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO. ZC-001-21 RICK’S CUSTOM FENCING NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning and Zoning Hearings Board (PZHB) at or shortly after 6:30 p.m., on Wednesday, August 4, 2021. At this hearing, the PZHB will consider a request for approval of a Zone Change on one property totaling approximately 0.33 acres in size. The request will change the zoning of the property from SFR-7 Single Family Residential to C-G Commercial General. The purpose of the Zone Change is to bring the parcel into compliance with the current use and underlying Comprehensive Plan designation of the property. The subject property is specifically identified as Tax Lot 2000 on Washington County Assessor’s Tax Map 1S2-09AB and is generally located north of SE Tualatin Valley Highway, south of SE Frewing Road, east of SE 45th Avenue, and west of SE 48th Avenue. The applicable criteria for a Zone Change are listed in Community Development Code (CDC) Section 12.80.168. The CDC may be viewed online at www.hillsboro-oregon.gov/communitydevelopmentcode or in the Planning Division office. Testimony received prior to 8:00 a.m. on the day of the public hearing will be posted to the agenda packet online. Testimony received after 8:00 a.m. on the day of the hearing will be forwarded to the PZHB either before or during the meeting. Please note that the PZHB may have limited time to review any written testimony received after 8:00 a.m. on the day of the public hearing. Please reference the case file no. on all written testimony. Teleconference Testimony: You may pre-register to speak during the public hearing by providing your name, phone number, address, and Zoom name to Aubrey Minear via email at aubrey.minear@hillsboro-oregon.gov prior to 8:00 a.m. on the day of the hearing. Your information will not be shared at the meeting. If you choose to provide your information, the City will be able to mail you a copy of the notice of decision once the hearing is closed and a decision has been rendered. If you are not able to pre-register for the hearing, you may be given an opportunity to speak at the hearing. At the hearing, the PZHB Chairperson may read down the list of those who pre-registered, and may then ask for any other testimony from others who have not preregistered. If you have not pre-registered, please use the raise your hand feature in Zoom. You will have three minutes to speak once called upon. Members of the public using Zoom will not be able to share their screen during the meeting; presentation materials should be submitted as written testimony by 4:00 p.m. on the day of the public hearing. Testimony should avoid repetition of issues, and should be based on the application or on the approval criteria listed above. Oregon Revised Statutes (ORS) 197.763 provides that, under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant. Telephone conversations cannot be accepted as testimony. General comments, requests and inquiries, not related to the public hearing, can be emailed to planning_dept@hillsboro-oregon.gov. Pursuant to ORS 197.763, failure to raise an issue at the final evidentiary hearing, or by close of the record, in person or by letter, or failure to provide statements or evidence sufficient to afford the decision maker an opportunity to respond to the issue precludes appeal to the Land Use Board of Appeals based on that issue.
