PUBLIC NOTICE Notice is hereby given that the Estacada Planning Commission will hold a public hearing on Thursday, November 18, beginning at 7:00 pm in the Estacada City Council Chambers, Estacada, Oregon, to consider the following applications: Subdivision # 2021-06-S. The applicant, Scott Clayton, Cedar Ridge Homes, is proposing a 118-lot subdivision, and a large tract, Tract A, for the future development of multi-family dwellings. The roughly 38.52-acre property property is described as Map No. 34E 17, Tax lot 300 (34E17 00900), with the following situs address: 28870 SE EAGLE CREEK RD. The proposed development is referred to by the applicant as Northbrook. Some proposed features include stormwater tracts, pedestrian accessways, sidewalks and full street frontage improvements. The subject property is located in the North City Residential or NCR zoning district. This application is subject to the approval criteria in Estacada Municipal Code chapters 16.08, 16.25, 16.56, 16.74, 16.76, 16.104 through 16.118, and 16.132, and applicable policies of the Estacada Comprehensive Plan. The Planning Commission will forward a recommendation to City Council, who will hold a public hearing on Monday, December 13, at 7:00pm. The applicant, Jared Lehman, is requesting annexation of 5.89 acres described as 34E, 21, tax lot 101; The subject property is zoned Clackamas County Farm Forest 10-acre, and is designated in the Estacada Comprehensive Plan Map to be zoned R-1 Low Density Residential upon annexation. No zoning designation change is requested with this application. This application is subject to the criteria in Section 16.124 of the Estacada Municipal Code and applicable policies in the Estacada Comprehensive Plan. The Planning Commission will forward a recommendation to the Estacada City Council, who will hold a public hearing on Monday, December 13, 2021. Anyone wishing to present written testimony on this proposed action may do so in writing prior to or at the Public Hearing. Testimony and evidence must be directed toward the applicable approval criteria or other criteria, which a person believes to apply to the decision. Failure to raise an issue in a hearing, in person, or by letter, or failure to provide sufficient specificity to afford the decision maker an opportunity to respond to the issue precludes appeal of the Commission’s decision based upon that issue. A copy of the application and applicable criteria is available for inspection at no cost in the City Recorder’s Office at City Hall. Copies of the document will be provided at reasonable cost.
