Lutheran Community Service Northwest (LCSNW) is issuing this Request for Proposal and any Addenda thereto (collectively, the RFP) to obtain Proposals from qualified GCs for project management and related services (Services). This is a Competitive Sealed Proposal Process. Proposals must be physically delivered to Rene’ Bittle, Operations and Project Manager, at 435 NE Evans Street, Suite A, Third Floor, McMinnville, OR 97128 on June 6, 7 and 8, 2022 from the hours of 9:00AM to 5:00PM PST. The purpose of the Request for Proposal (RFP) is to select a qualified and experienced firm or team of firms to work with the Owner and Owner’s Architect to perform an interior demo and rehab of two adjoined modular buildings, construct and attach an office addition, building entrance awnings and exterior building landings, ramp and stairs, and to prepare the surrounding grounds for playground, landscaping and wastewater improvements. The Newberg School District is owner of the modular buildings and underlying ground. Services for this project include developing MEP, low voltage and fire alarm device plans, procuring demolition and construction teams, and obtaining any necessary MEP and grounds permits for property and surrounding grounds located 600 E. 6th Street, Newberg, Oregon. A mandatory in-person site visit is on May 4, 2022 at 10:00am. Attendance is required for firms intending to submit a proposal. The purpose of the site visit is to provide additional information regarding this solicitation and to answer any questions Proposers may have on the project. RFP responses are evaluated on Price (55%), GC qualifications and experience (10%), Project timeline and completion date (15%), Value engineering suggestions (10%), and RFP responsiveness and completeness (10%).
