TRUSTEE’S NOTICE OF SALE Reference is made to that certain trust deed made by Shawn Lee Augustine and Candice Marie Augustine, husband and wife, as Grantor, to Western Title Company, as Trustee, in favor of Betty Lou Kewish, Trustee of the Lee Kewish Trust executed the 30th day of September, 1993, as to an undivided 1/2 interest, and Betty Lou Kewish, Trustee of the Betty Lou Kewish Trust executed the 30th day of September, 1993, as to an undivided 1/2 interest, under that certain trust deed dated December 19, 2011, and recorded March 21, 2012, in the Official Records of Crook County, Oregon as Instrument No. 2012-251321, covering the following described real property situated in the above-mentioned county and state, to wit: A parcel of land in the NE1/4NW1/4 of Section 6 in Township 15 South, Range 17 East of the Willamette Meridian, more particularly described as follows: Beginning at the intersection of the Southerly right of way line of the Ochoco Irrigation District Canal, as located and constructed, with the West line of the NE1/4NW1/4 of said Section 6, thence Easterly along said right of way line 260 feet to the Northwest corner of a tract of land deeded to Fred W. Wyse and wife by deed recorded in Deeds No. 16444, Records of Crook County, Oregon, thence South along the West line of said tract to a point on the Northerly right of way line of the Ochoco Highway (Highway No. 26), as located and constructed, thence Westerly along said highway right of way line to its intersection with the West line of said NE1/4NW1/4, thence North along said West line of the NE1/4NW1/4 to the point of beginning. Commonly known as: 8541 NE Ochoco Highway, Prineville, Oregon 97754 Both the beneficiary and the trustee have elected to sell the said real property to satisfy the obligations secured by said trust deed and notice has been recorded pursuit to Section 86.752(3) of Oregon Revised Statutes. There is a default by grantor or other person owing an obligation, performance of which is secured by the trust deed, or by the successor in interest, with respect to provisions therein which authorize sale in the event of such provision. The default for which foreclosure is made is grantor’s failure to pay when due the following sum: TOTAL REQUIRED TO REINSTATE: $92,531.75 TOTAL REQUIRED TO PAYOFF: $155,105.91 Whereof, notice hereby is given that JERED REID, the undersigned trustee, will on August 2, 2022 at the hour of 10:15 a.m., Standard of Time, as established by section 187.110, Oregon Revised Statutes, inside the front door on the north side of the second floor of the Crook County Courthouse in the City of Prineville, County of Crook, State of Oregon, sell at public auction to the highest bidder for cash the interest in the said described property which the grantor had or had power to convey at the time of the execution by him of the said trust deed, together with any interest which the grantor of his successors in interest acquired after the exception of said trust deed, to satisfy the foregoing obligations thereby secured and the costs and expenses of sale, including a reasonable charge by the trustee. Notice is further given that any person named in Section 86.778 of Oregon Revised Statutes has the right to have the foreclosure proceeding dismissed and the trust deed reinstated by payments to the beneficiary of the entire amount then due (other than such portion of said principal as would not then be due had no default occurred), together with the costs, trustee’s and attorney’s fees and curing any other default complained of in the Notice of Default by tendering the performance require under the obligation or trust deed, at any time prior to five days before the date last set for sale. In construing this notice, the singular includes the plural, the word grantor includes any successor in interest to this grantor as well as any other person owing an obligation, the performance of which is secured by the trust deed, and the words trustee and beneficiary include their respective successors in interest, if any.
