TRUSTEE’S NOTICE OF SALE The Trustee under the terms of the Trust Deed described herein, at the direction of the Beneficiary, hereby elects to sell the property described in the Trust Deed to satisfy the obligations secured thereby. Kemnitz, et ux, recorded January 17, 1967, in Book 684, Page 578, Clackamas County Deed Records; thence Southerly along the East line of said Kemnitz Tract 158.10 feet to the Southeast corner thereof and the North line of that tract of land conveyed to Carl J. Hendrickson et ux, recorded May 14, 1948, in Book 406, Page 393, Clackamas County Deed Records; thence Easterly along the North line of the Hendrickson tract 100.00 feet to the West line of Wichita Avenue; thence Northerly along the road line and the Northerly extension thereof 158.1 feet to the true point of beginning. EXCEPTING THEREFROM the Southerly 70 feet as cut off by a line drawn parallel with the South line thereof. 3. RECORDING. The Grantor or any other person obligated on the Trust Deed and Promissory Note secured thereby is in default and the Beneficiary seeks to foreclose the Trust Deed for failure to pay: Monthly payments as follows: December 26, 2021: $755.57 January 26, 2022: $780.72 February 26, 2022: $780.72 March 26, 2022: $705.17 April 26, 2022: $782.40 May 26, 2022: $880.90 June 26, 2022: $836.13 July 26, 2022: $911.63 plus late charges and advances; plus any unpaid real property taxes or liens, plus interest. 5. AMOUNT DUE. The amount due on the Note which is secured by the Trust Deed referred to herein is: Principal balance in the amount of $245,130.69; plus interest at the rate of 6.00% per annum from November 26, 2021; plus late charges of $234.29; plus advances and foreclosure attorney fees and costs. 6. SALE OF PROPERTY. The Trustee hereby states that the property will be sold to satisfy the obligations secured by the Trust Deed.
