Greenway Park Restroom (CU2022-0010 / DR2022-0116 / PD2022-0005)

Pursuant to Section 50.45.4 of the Beaverton Development Code, public notice of the following development application is being provided: Greenway Park Restroom (CU2022-0010 / DR2022-0116 / PD2022-0005) The applicant, Tualatin Hills Park & Recreation District, requests Major Modification of a Conditional Use approval for an increase in gross floor area associated with the existing public park to add a restroom facility. The applicant also requests Design Review Three approval for the restroom structure and associated site improvements as the applicant has chosen to address Design Guidelines related to building design and lighting. The applicant also requests Parking Determination approval to establish the minimum required vehicular and bicycle parking spaces associated with the additional floor area for the restroom facility in the existing public park. The site is located south of the intersection of SW Greenway and SW Parkview Loop, specifically identified as Tax Lot 00212 on Washington County Tax Assessor’s Map 1S12700. The site is zoned Residential Mixed C (RMC) and is within the boundaries of the Greenway NAC. Any decision on the above development proposal shall be based on the approval criteria contained in the following sections of the Beaverton Development Code: Section 40.03.1 Facilities Review, Section 40.15.15.4.C Major Modification of a Conditional Use, Section 40.20.15.3.C Design Review Three, and Section 40.55.15.1.C Parking Requirement Determination. Pursuant to Section 50.58 of the Beaverton Development Code, written comments or exhibits submitted prior to the hearing to be submitted by staff at the hearing must be received by the Director no later than 4:30 p.m. on the day of the scheduled hearing. To be made a part of the staff report, correspondence needs to be received by January 20, 2023. A copy of the staff report will be available for inspection at no cost at least seven (7) calendar days before the hearing. A copy of any or all materials will be provided at reasonable cost. The Planning Commission hearing will be held on Wednesday, February 1, 2023, at 6:30 PM, the meeting will be held remotely and can be viewed online at https://www.beavertonoregon.gov/913/Agendas-Minutes. The Planning Commission shall conduct hearings in accordance with adopted rules of procedure and shall make a decision on the development application after the hearing closes. Failure to raise an issue in a hearing, by testifying in person or by letter, or failure to provide statements or evidence with sufficient specificity to afford the decision-making authority an opportunity to respond to such issue, precludes appeal to the Land Use Board of Appeals on the issue. The Facilities Review Committee Meeting with the applicant will be held Wednesday, January 11, 2023. The Facilities Review Committee is not a decision-making body but advises the Director and Planning Commission on a project’s conformity to the technical criteria specified in Section 40.03.1 of the Beaverton Development Code. The Facilities Review Committee meeting is open to the public, but is not intended for public testimony.
