TRUSTEE’S NOTICE OF SALE The Trustee under the terms of the Trust Deed described herein, at the direction of the Beneficiary, hereby elects to sell the property described in the Trust Deed to satisfy the obligations secured thereby. Pursuant to ORS 86.771, the following information is provided: 1. PARTIES: Grantor: CHRISTOPHER S. PARSONS Trustee: WFG NATIONAL TITLE INSURANCE COMPANY Successor Trustee: NANCY K. CARY Beneficiary: UMPQUA BANK 2. DESCRIPTION OF PROPERTY: The real property is described as follows: Residential Unit C-6 and Parking Unit P-313, MCCORMICK PIER CONDOMINIUM SUPPLEMENTAL PLAT NO. 2: RECLASSIFICATION OF VARIABLE PROPERTY, PARCEL 2, in the City of Portland, County of Multnomah and State of Oregon, TOGETHER WITH an undivided interest in the general common elements appertaining to said unit as described in said Declaration of Unit Ownership, TOGETHER WITH those limited common elements appertaining to said unit as described in said Declaration of Unit Ownership, recorded May 7, 2003, Recorder’s Fee No. 2003-104652 and any amendments and/or supplemental(s) thereto. EXCEPTING THEREFROM that portion of said property lying below a depth of 500 feet measured vertically from the contour of the surface thereof, as more fully set forth in the Deed from Southern Pacific Transportation Company, recorded March 27, 1978, in Book 1251, Page 718. ALSO EXCEPTING THEREFROM all minerals and mineral rights as retained by the Union Pacific Land Resources Corporation, in Deed recorded September 16, 1980, in Book 1469, Page 1677. PARCEL II: An undivided leasehold interest in and to the common elements as described in Lease recorded June 28, 2002, Recording No. 2002-116738 as set forth in condominium Declaration for MCCORMICK PIER CONDOMINIUM as recorded May 7, 2003, Recording No. 2003-104652 and any amendments and/or supplemental(s) thereto. 3. RECORDING. The Trust Deed was recorded as follows: Date Recorded: October 16, 2015, Recording No. 2015-132782 Re-Recorded December 21, 2023, Re-Recording No. 2023-078493 Official Records of Multnomah County, Oregon 4. DEFAULT. The Grantor or any other person obligated on the Trust Deed and Promissory Note secured thereby is in default and the Beneficiary seeks to foreclose the Trust Deed for failure to pay: Monthly payments in the amount of $1,598.91 each, due the first of each month, for the months of December 2020 through January 2022; plus monthly payments at the new payment amount of $1,616.56 each, due the first of each month, for the months of February 2022 through January 2024; plus late charges and advances; plus any unpaid real property taxes or liens, plus interest. 5. AMOUNT DUE. The amount due on the Note which is secured by the Trust Deed referred to herein is: Principal balance in the amount of $214,231.71; plus interest at the rate of 4.1250% per annum from November 1, 2020; plus late charges of $2,794.34; plus advances and foreclosure attorney fees and costs. 6. SALE OF PROPERTY. The Trustee hereby states that the property will be sold to satisfy the obligations secured by the Trust Deed. A Trustee’s Notice of Default and Election to Sell Under Terms of Trust Deed has been recorded in the Official Records of Multnomah County, Oregon. 7. TIME OF SALE. Date: June 20, 2024 Time: 11:00 a.m. Place: Multnomah County Courthouse, Front Entrance, 1200 SW 1st Ave, Portland, Oregon 97204 8. RIGHT TO REINSTATE. Any person named in ORS 86.778 has the right, at any time that is not later than five days before the Trustee conducts the sale, to have this foreclosure dismissed and the Trust Deed reinstated by payment to the Beneficiary of the entire amount then due, other than such portion of the principal as would not then be due had no default occurred, by curing any other default that is capable of being cured by tendering the performance required under the obligation or Trust Deed and by paying all costs and expenses actually incurred in enforcing the obligation and Trust Deed, together with the trustee’s and attorney’s fees not exceeding the amount provided in ORS 86.778. __________________________________________________________ NOTICE REGARDING POTENTIAL HAZARDS (This notice is required for notices of sale sent on or after January 1, 2015.)
